General Leasing Questions

Are the apartments furnished?

We offer furnished apartments. Our furnished apartment homes come with a couch, chair, coffee table, end table, bar stools, XL full size bed with TEMPUR-PEDIC mattress, bedside table, dresser and student desk with chair. All our units come with Kenmore stainless steel appliances including full size washers and dryers.

 

Can I pay my bill with a credit card?

We accept online payments from Visa, MasterCard, Discover, or an electronic check. There is a small convenience charge for this service.

Are pets allowed?

Yes, The Local is pet friendly! We allow cats and dogs up to 35 pounds. Contact the leasing office for more information.

How do I secure my spot?

First you must complete your application, which can be done online. After we process your application, we'll move forward to a lease agreement. Finally, you will invite your parental of sponsor guaranty to complete their portion. All of the paperwork can be completed online!

If I am over 21, do I need a guarantor?

Yes. All leases are required to have a guarantor. If an approved guarantor cannot be obtained, we will accept a security deposit of one (1) installment.

Where is the property located?

Our community is located at 210 N Edward Gary, San Marcos, TX 78666. We look forward to serving you!

When can I move in?

We are currently pre-leasing for the Fall 2022 semester. We may have some limited availability for immediate move-ins. Please contact our office for more details!

What size are the beds?

All of our beds are XL full Tempur-Pedic beds.

What types of floor plans do you have?

We offer 10 different floor plans in studios and 1, 2 and 4 bedroom layouts. All of our floor plans feature private bathrooms.

What types of leases are available?

We offer 12, 10 & 5 installment leases. Each lease will begin mid-August & end on either Dec. 23rd, May 23rd or July 31st.

What utilities are included in my monthly installment?

Your payments include extended basic cable with HD and HBO, Internet with WiFi, and trash service. The only thing you are responsible for is water & electricity!

Renewal Questions

Can I request different roommates?

We want you to be comfortable here, and we will do everything we can to accommodate your roommate requests.

What is a "renewal?"

Are you loving it here and can't imagine leaving at the end of your lease? By signing a renewal, you get to extend your stay at your community!

If I renew, do I have to move out then move back in?

When you renew and choose to stay in your current spot, no moving is required!

If I renew, will my guarantor have to sign again?

Yes.

I'm graduating in December, can I still renew?

Contact the office for details on the options available to you.

I just moved in, is it too early to renew?

Renewing now will provide the most benefit to you. By signing early, you will secure your space for next year and take advantage of the best pricing available.

How do I renew?

We know how busy you are, so we have made the process as quick and easy as possible. Renewing is a easy as "1,2,3"! Just following these steps:

1. Open your renewal email from us.
2. Review the terms, and click "Accept"
3. Follow the prompts to sign the new lease agreement.

It's that easy!

When do I start paying the new rent amount?

On the first day of your new lease.
